Launched in 2000 the Charities Property Fund was the first Common Investment Fund available to all charities in the UK that invests directly in UK commercial property. Many charities do not have sufficient funds to create a portfolio large enough to spread the risk of owning individual properties.

With a portfolio of over 100 properties, The Charities Property Fund has been specifically designed to meet the needs of charities, allowing them access to professional property investment and management while avoiding the time and expense of property administration.

Our Investment Strategy

The investment strategy of The Charities Property Fund is to build a diversified portfolio of properties that will produce a relatively high income to unit holders while maintaining capital values, at least in line with inflation. This is achieved by purchasing a variety of properties in various locations around the country, representing different sub-sectors of the commercial property market. In addition, the tenant mix is carefully controlled and the rent review and lease expiry profiles of each potential purchase are considered in detail.

The Charities Property Fund currently has a bias towards industrial, retail warehouses and alternatives compared with the market average and much lower weightings in standard high street shops and regional offices. This reflects not only the income requirements of the Fund but also our view of which sub-sectors will produce the best performance.
