This office building near the centre of Staines was acquired in 2010 as part of a portfolio and has provided unbroken income since purchase. The asset is very liquid and is underpinned by alternative uses being predominantly in a residential area. The property is occupied by Givaudan, a large Swiss cosmetics company, and the proximity to Heathrow is particularly appealing for this occupier. In advance of the 2018 lease expiry date, we engaged with the tenant and agreed a new 10 year lease extension (subject to break in year 5) and increased the rent by 23%. Staines is recognised as a key M25 office location and we anticipate future rental growth at this asset.
