The Charities Property Fund is pleased to announce the official opening of a 66,000 sq ft industrial unit in Bury St Edmunds, Suffolk which was pre-let to Vitec Videocom, an organisation which specialises in the production of manual and robotic camera support systems and accessories. This purpose-built facility is now the new UK headquarters for Vitec and employs approximately 200 people.
The site on Easlea Road on the Morton Hall Industrial Estate, was previously a Carillion depot and comprised c. 15,000 sq ft hybrid office/industrial building on a four acre site let to Carillion at a rent of £131,000 pa on a lease expiring in March 2022. The Fund took an early lease surrender (and a premium payment) from Carillion in December 2016 and pre-let the property to Vitec on a new 15 year lease at a rent of £587,400 pa.
The asset has been transformed into an institutional grade 66,000 sq ft facility boasting 8m eaves, 15,000 sq ft of Grade A offices and substantial yard area. Bidwells service teams advised the Fund and the redevelopment was completed within 12 months of exchange of contracts.

Once the pre-let was negotiated with Vitec the team, worked with the tenant to achieve planning and constructed a new unit within an incredibly tight 10 month time period from securing vacant possession of the site.”
