The Fund has recently completed a new ten year straight lease to C. Brewer & Sons at Unit 3, Epsom Trade Park. The agreed rent of £60,000 per annum reflects £20.60 per sq ft. Not only does this new rent represent a new headline rental benchmark for the estate, it also illustrates an almost 60% increase on the previous rent passing. The former tenant had outgrown their space and the Fund chose to agree an early surrender in exchange for a surrender premium, whilst simultaneously completing the new lease at the enhanced rent. Completing this new lease will assist with open market rent reviews which are due on a number of units on the estate in 2023.
