CHARITIES PROPERTY FUND ANNUAL REPORT FOR THE YEAR ENDING 24 JUNE 2018
2018 was another strong year for the Charities Property Fund. We believe the fund continues to be well positioned and we would like to thank you for your continued support.
- The Fund grew to £1.285 billion with almost 1,980 charitable investors
- It once again exceeded its total return objective
- The portfolio is well diversified with 123 properties and 257 tenancies
- The portfolio benefits from long leases (12.1 years unexpired on average) strong tenant covenants (82% rated low or negligible risk by Dun & Bradstreet) and a very low vacancy rate of 2.0%.
Over this 12 month period the Fund produced a total return of 10.6%, outperforming the AREF/MSCI All Balanced Funds Property Index return of 9.7%. We are also delighted to report that the Fund has now outperformed the Index for 11 consecutive years to June 2018. Importantly for investors, the current income element also remains above average, with the Fund continuing to deliver the top quartile income return it set out to do at inception; on average providing 5.0% per annum (net of all fees and costs) over the last five years.
